05. Pets, food, and drink not allowed. Assistance animals are allowed.

06. No returns, disputes, or exchanges on purchased items.

07. Buyer/mover accepts liability for damage during handling/transportation of items from the residence/property to the vehicle.

08. In-person purchases only; no phone, shipping, or delivery orders.

09. American Families Estate Sales/American Household Estate Sales (the estate sale company) are not liable for injuries/damages.

10. Buyer supplies labor, equipment, and expertise to remove items from the home and property.

11. Bags inspected at checkout.

12. Do not block sidewalks, driveways, vehicles, or mailboxes.

No, we skip sign-up sheets and tickets because, honestly, who needs the extra chaos? We’ve got crowd control down to a science and want to keep the sale smooth and simple!

The experience can be lively during opening hours, with lines fluctuating. We ask for your patience and a friendly attitude towards guests and our team. Wearing comfortable clothing and closed-toe shoes is recommended for an enjoyable visit! 

We always strongly encourage seeking a second or third opinion when selecting items. Consider bringing a companion for insights and help transporting your purchases. 

All treasures displayed and offered at each estate sale may be claimed each day, or until they vanish into new hands.

On the final day of an estate sale, we may provide discounts on items. Furthermore, on the final day of a sale, we may also invite shoppers to negotiate pricing with any member of our team. Certain items may be exempt from discounts/negotiations at our client's request.

Please avoid blocking driveways, sidewalks, vehicles, or mailboxes near the sale. Adhere to all parking and driving regulations. Thank you for your cooperation. 

Please bring your own packing material and empty boxes for all items purchased. Additionally, we refrain from providing this, as it keeps our costs lower for our sellers and shoppers.

It is impractical to provide a complete list due to the wide variety of items at each sale 

Our estate sales typically last two to three days, each about five hours, and are customized to meet each seller's needs and preferences.

No, a picker's sale is like a treasure hunt on steroids! Forget about neatly arranged items with price tags; this is the wild west of estate sales! Instead of a polished display, you may get to rummage through boxes, closets, and drawers, uncovering hidden gems all on your own. It can be a chaotic, thrilling adventure where you never know what delightful surprise awaits you! You might also want to grab some gloves, a flashlight and don a mask, as this type of sale can be musty and dusty.
